Landlord Information

Before you commit to any services or charges, we shall:

  • visit your property to discuss with you aspects relating to the letting of your property including legal requirements.
  • give you a valuation based on the condition of the property and current market conditions and advise a rent likely to be achieved.
  • suggest how to leave or equip your property and advise you on furnishing requirements or any other improvement which may make your property more appealing to our prospective Japanese tenants.

Our Services and Fees

We offer two levels of service: Letting & Rent Collection or Fully Managed. Details of the services offered together with our fees are listed below. Please note that we have a gNo Let - No Feeh Policy. We will be happy to answer any questions you may have about our services.

Once you have decided to proceed and authorise us to act as your Agent, we will send you our terms and conditions for your approval and signature.

LANDLORD FEES

Level of Service Offered:

 

Letting & Rent Collection: 10% + VAT (12% INC VAT) of rent for the term including any renewal

Fully Managed: *15% + VAT (18% INC VAT) of rent for the term including any renewal
*letting and rent collection fee 10% plus management fee 5%

INCLUDES:

Agree the market rent and find tenant in accordance with the landlord guidelines

Provide guidance on compliance and Health and Safety

Market the property and advertise on website

Carry out accompanied viewings

Advise on non-resident tax status and HMRC (if relevant)

Make any necessary HMRC deductions

INCLUDES:

Collect and remit the monthly rent received

Deduct Commission

Before the end of the tenancy, discuss renewal or termination

 

Arrange the Check-in date and time and instruct the Inventory provider (C.I.S) to attend

Arrange the transfer of utilities

Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme

Provide the tenant (s) with the Prescribed Information in accordance with the Scheme’s terms and conditions

Collect and remit the monthly rent received

Deduct Commission

Before the end of the tenancy, discuss renewal or termination

Only Fully Managed -

Undertake an initial inspection and thereafter two inspection visits per annum and notify landlord of the outcome

Arrange routine repairs and instruct approved contractors

Payment of property related outgoings (excluding mortgage payments)

Hold keys throughout the tenancy term

Arrange the annual Landlord’s Gas Safety Certificate

Arrange Electrical reports, Portable Appliance Testing

Issue monthly statements of account

Arrange the Check-out date and time and instruct the Inventory provider (C.I.S) to attend

Arrange the transfer of utilities

Negotiate with landlord and tenant any disbursement of the security deposit

Obtain quotes; organise repairs/replacement/cost of any broken or missing items

Return deposit as agreed with landlord and tenant to relevant parties

Remit any disputed amount to Scheme for final adjudication

Arrange the Check-out date and time and instruct the Inventory provider (C.I.S) to attend

Arrange the transfer of utilities

Negotiate with landlord and tenant any disbursement of the security deposit

Obtain quotes; organise repairs/replacement/cost of any broken or missing items

Return deposit as agreed with landlord and tenant to relevant parties

ADDITIONAL NON-OPTIONAL FEES AND CHARGES (IRRESPECTIVE OF LEVEL OF SERVICE)

Tenancy Agreement Fee – Landlord fee: £100 plus VAT (£120 inclusive of  VAT):

  • Contract negotiation (agreeing and amending terms, if necessary) with landlord and tenant
  • Arrange the tenancy and agreement

Renewal Tenancy Fee – Landlord fee: £100 plus VAT (£120 inclusive of VAT):

  • Negotiate renewal terms with landlord and tenant
  • Arrange a further tenancy and agreement
  • Direct Tenant to make payment change as appropriate

Inventory Fee (Charged by Chase Inventory Services gC.I.Sh - Inventory Provider):

Compilation of an Inventory – Landlord Fee (dependent on the number of bedrooms and/or size of the property and outbuildings)

Check-in fee to be paid by tenant (unless agreed otherwise) – Fee dependent on the number of bedrooms and/or size of the property and outbuildings

Check-out fee to be paid by landlord (unless agreed otherwise) – Fee dependent on number of bedrooms and/or size of the property and outbuildings

FULLY MANAGED: Arrangement Fee for non-routine maintenance works over and above £1,000 - Landlord fee: 15% of net cost  (including but not limited to, the supervision of redecoration, refurbishment and refurnishing)

  • Arrange for contractor to provide a quote for work/s and agree quote with landlord
  • Ensure work has been carried out in accordance with the specification of works
  • Retain any warranty or guarantee of any works
